Winter Park’s commercial building stock is unusually mixed. Mid-century masonry near the downtown historic district sits a few blocks from newer Class A offices in the Orange Avenue Overlay, and both rely on flat or low-slope assemblies that Florida weather punishes. Ponding at internal drains, split laps, and chalked membranes are the findings we see most.
