Moisture Problems and Building Diagnostics

Controlling moisture in buildings requires both a properly designed mechanical system and thoughtful construction design and maintenance. We leverage building science principles and 50+ years of inspection expertise to evaluate how structures are operating and pinpoint needed improvements.

Our assessments go beyond a standard envelope inspection. We check pressure interior versus exterior, humidity levels, and verify the use of vapor barriers or retarders and where they are located. By combining quantitative data with qualitative observations, we gain a comprehensive understanding of moisture dynamics. This scientific approach provides actionable insights into enhancing building operation, humidity control, and passive moisture mitigation through upgrades to the building envelope.

Waterproofing

With over 50 years of experience in the waterproofing industry, we are experts in protecting building structures from water damage. Our waterproofing solutions are customized based on a thorough assessment of your building enclosure and the specific water intrusion issues, whether leakage, high humidity or sustainability concerns.

Sealants (Caulking)

Sealants are critical components of an enclosure. Approximately 90% of all water intrusion is caused by 1% of the exterior surface area. The sealants are always part of the 1% that fail. At Lamphier, we understand building and material movement and proper joint design and execution are critical. Sealants are maintenance items to care for and their timely removal and replacement by a qualified team like ours is a necessity.

Roof Coatings

While not every roof is a candidate for coatings, through proper inspection, careful design, and execution, the right roofs can be permanently protected. Lamphier helped introduce the use of silicone roof coatings in the early 90s, followed by the use of Kynar or fluoropolymer coatings, offering 20+ years in any color.

Our team can restore a pre-finished roof system using a variety of high-performance coating systems. When an existing flat or standing seam roof is properly detailed and coated, it can provide energy saving benefits and improved sustainability. This is also a better alternative to replacing the entire roof system.

Protective Marine Coatings

With over 50 years of expertise in protective and marine coatings, we leverage rigorous inspection and construction standards to provide long-lasting infrastructure protection. Our team includes leaders trained under the National Association of Corrosion Engineers (NACE) criteria, who teach public education courses on proper coating assessment and selection. We specify and apply specialized coatings tailored for each customer’s corrosion and environmental exposure risks, drawing on experience with major projects. Our coating solutions deliver unmatched longevity compared to traditional options.
